once the infrastructure of a restaurant is there, it's fairly cheap to give it a go.
Renovating a space and bringing a new kitchen up to code is waaaay more costly.

A bad corner near me has had 7 or 8 names on the sign in the 11 yrs we have been here. Always wonder the same thing.

There's a place like that near my house. Shitty parking. "Bad" area. Nothing else nearby. No foot traffic.

Since I've lived here at least 6 places have come and gone.

New place has been in there a couple months and they are bumping. Line out the door bumping.

They'll make it for a good while.

Youngstown does this all the time. There’s this one spot by my old office that had been 5-6 Italian restaurants. Really don’t get it.

It's crazy. They'll put the same type of restaurant in the same building as one that just failed there.

There was an old Greek place here that just closed the door after 50? years...

Damn good grilled Grouper sandwich include baked potato and homemade soup.

About $8.00 for the lunch deal and save the soup and potato for later...

They gonna put in a Starbuck's. Ugh.

It really must be locations...I'm trying to think of any restaurant that hit it big in a particular place after a failed stream of previous restaurants and I just can't. Only one I can think of eventually became a successful Mattress store.

There's a hole in the wall Chinese place up town that seems to be under new management every few months. I don't get it. Good location, seems busy and the food is always tasty. Maybe it's just a front for illicit things...

Yeah. there is one near me that was River City Deli. Next year was Mama Gustos Pizza. Then 6 months later it was ferraros Jersey Style Pizza. Ferraros was bomb dot com. But they just closed. They also have other locations in the area.

The problem is that the area is coming up, but the foot traffic for now is still Zombies and Dope Fiends.

Often actually.
There's a place a couple miles from here that I've seen go thru maybe 5 iterations or whatever before the long awaited newest one. Its touted as a high end chophouse and they've basically tore it down and rebuilt heavily featuring brushed copper fascia all around the front doors and most windows.

I just wonder why, given the history of the locations seemingly doomed nature. I mean, there wasn't trash places there. Besides the last one which was a sports bar. Ugh.

A gyro place right downtown in a prime corner lot has had three new owners over the last few years. If the building owner actually sold it I'm sure other places could thrive.

As for a Starbucks, the world's largest is set to open up in Chicago next summer

There's a place a few blocks down that has been home to 3-4 different pizza restaurants in the 3 years I've lived in my neighborhood. Current one delivers and looks like it might actually last for a while

I like when they just mix up the letters when they change names. Amy's burger became may's burger a few years ago.

There’s a place like that here, also. 4 restaurants on 6 years. The location is actually pretty decent. Not sure what the issue is.

There’s a place in Duluth/John’s Creek, GA that’s always changing. It’s odd, because it’s right by a movie theatre. You’d think they would have enough business for one owner/concept to last a good, long while.

And it’s been like this for over a decade.

I would think that you would change the concept or cuisine if the last few times it didn't work

There is a Chinese place near my house like this. Has been at least 4 different places in 5 years. I figured it was the same people just trying to rebrand or something.

$8??? NO wonder it closed down. That is priced at like a 50-60% percent food cost. Starbucks will move in and make 200% on a 5 dollar cup of coffee.
